Review of Simply Business Landlords Emergency Cover

My agent contacted Simply Business to report a burst water pipe and damaged gas pipe at a rented property that I own. It was on 17th December 2010, the weeks when most of the UK was covered in snow and freezing temperatures including Halifax

As the agent had little information about the exact nature of the emergency, she was told to go ahead with the repair as it was an emergency. The agent also mentioned it "may" have been a frozen pipe. This was not the case once a professional made the assesment.

The 2 jobs came to a total of £350. Now we have been told that it should have been logged as an emergency claim, as there is no excess and they pay for all jobs to a maximum of £1000. Instead the person who took the original call at Simply Business logged it as a buildings insurance claim which has an excess of £250 per job.

Frozen pipes are not covered either so please please be very sure you have the full facts as an assumption may lead to your claim being invalid.

We feel that Simply Business handled the whole call in a way which mis-led my agent into making the claim against the buildings insurance NOT the Landlords Emergency Cover.

As the excess for the Buildings cover is £250 per job, its not worth persuing the claim and I've had to pay for the work myself.
